This has however also seen a growth in the number of businesses and individuals claiming to be real estate agents. Unfortunately, real estate agents in Thailand do not require any licenses, making it difficult to tell who is legitimate and who is not. Here are a few tips you can use to secure the services of a real estate agent that can meet your needs.

This is the simplest way to find a real estate agent you can trust. Many firms that bring in foreign staff have relocation specialists that can put you in touch with a local real estate agent that other clients have worked with. These firms and individuals are often careful in how they handle their clients as they know how easily a reputation can be damaged.

You can also ask for recommendations from within the ex-pat community. This is easily done when using social media and dedicated ex-pat blogging sites. Look for referrals from people you know that have had personal experience with the companies or agents being recommended.

If you already have other friends or family in the region that have also had to use such services, you can also ask for referrals this way. Choose those that have a consistently good reputation and even do some due diligence.

Do Due Diligence

Look up the name and details of the real estate agent you are being referred to. An online search can help you glean useful information. Seek to find out if being a real estate agent is the main occupation of the person or is merely a side gig. You will want someone dedicated so you get dependable advice. Your real estate agent is more than a person to help you find a property. They should also be able to advise you on related issues like how to get around the city, the best markets to visit and schools for your kids. You will also likely want a real estate agent with good experience. You can often tell how long an agent has been in the industry based on the age of their profiles and postings.

Go Global

It can be difficult to tell which local firms are legitimate if you are not used to the country’s business culture. It may be worth considering going for global or regional real estate firms you have already heard of. Global brands like Knight Frank, Colliers and RE/Max have established branches in Pattaya, amongst other Thai cities. If you are hesitant to choose a local real estate agent, opt for a firm you are already familiar with from your home country.
